How we quote for external mastic

The quote reflects the job in front of us. We look at:

  • Access and height
  • The type of sealant required
  • When we can work, for business premises
  • Any mould that needs treating

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What we need to know

When you contact us, it’s useful to know:

  • The type of property
  • The rough size of the job
  • The problem you’ve noticed
  • Where the job is, and your postcode

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or send us an email with the details, and pictures are welcome.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Hunny Hill buildings and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Carisbrooke Castle (about 1.3 miles south-west) nearby, there’s older building stock in the area around Hunny Hill as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Schools such as Hunnyhill Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. Historic houses such as Carisbrooke Castle, about 1.3 miles south-west, show how far back building around Hunny Hill goes, and older homes nearby need a sealant that suits their walls.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Avoid pressure-washing directly into sealant joints
  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early
  • Ask before painting over external sealant

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Landlord and commercial work in Hunny Hill

For anyone letting property in or around Hunny Hill, several properties can be quoted together. Send us the addresses and the work at each.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What we can’t put right

In fairness, some problems need a different trade:

  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Copings & trims

Why it’s worth doing now in Hunny Hill

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In a smaller place like Hunny Hill, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Combining jobs into one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Why us?

The process

At the end, we look at the finished work together. The visit itself usually takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. In a smaller place like Hunny Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules

Your questions about external mastic in Hunny Hill

Can you do external mastic in Hunny Hill?

Yes. We work across London and the South East, and Hunny Hill is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Is external mastic in Hunny Hill guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.

How often do external joints need resealing?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Is it OK to fill a movement joint with cement?

No. Rigid materials can’t move with the wall. If it has already been filled, we can normally cut it out and reseal it.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

How long does external mastic take?

A typical job takes a few hours to a few days, depending on the length of joint and the access. We’ll confirm how long when we quote.
