Need window mastic in The Calders?

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Window mastic in The Calders

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. If you are dealing with old mastic that has gone black or come away and a bead that doesn’t match the frame, we can put it right, whatever the surface.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. Whether you are in a tenement flat or a house in The Calders, the joint between frame and wall is what keeps the weather out.

Quotes for window mastic in The Calders

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • How many areas need sealing
  • The size of the job
  • When we can work, for business premises

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • The rough size of the job
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Don’t paint over the silicone
  • Keep solvents and bleach off the sealant
  • Look round the frames every year or so
  • Keep drainage slots and sill grooves clear

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a morning for a couple of windows and a door. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In The Calders, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Let us know about earlier repairs to the joints

Advice

Different surfaces, different methods

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

What we are called out for in The Calders

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.

Any of these means the joints need attention:

  • Cracked or shrunken mastic around the frame
  • Cold air getting in at the frame edge
  • Sealant in the wrong colour for the frame
  • Cracked internal joints between frame and plaster

Historic houses such as Caroline Park, about 4.8 miles north-east, show how far back building around The Calders goes.

Before booking anyone

  • Whether they seal over old material or remove it
  • Whether they’re fully insured
  • How long to leave it before use
  • How the joint is cleaned and prepared

How to choose a mastic man

What window mastic looks like in The Calders

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The Old and New Towns of Edinburgh are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. For listed homes and conservation areas, check with the council before changing how windows or walls look.

If you let a flat or house near Wester Hailes station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • A door that needs adjusting, rehanging or new seals
  • Faulty window hardware
  • Misting between the panes of a double-glazed unit (that needs a new unit)

The Calders questions

Can you do window mastic in The Calders?

Yes. We work across all of Scotland, and The Calders is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Who arranges sealant work on the shared parts of a tenement in The Calders?

It normally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Do you work on first-floor windows?

Yes, in most cases. Access is planned before we start.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
