Window mastic for homes and businesses in Liquo

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on window sills, uPVC windows and timber windows & doors, and people most often call us about cold air getting in at the frame edge and sealant in the wrong colour for the frame.

Mastic can only go onto a dry joint, so outside work in Liquo depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A one-year guarantee comes as standard, so you’re covered after we have gone.

Frames and glazing around Liquo

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Liquo, as everywhere, window mastic is only as good as the preparation behind it. Rented homes near Hartwood station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Liquo (Gaelic: Bowhousebog) is about 4 miles north-east of Wishaw, in North Lanarkshire. Jobs in Liquo get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. 89 places in North Lanarkshire are on our list. When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Composite doors
  • Timber windows & doors
  • Aluminium frames
  • uPVC windows
  • Patio & French doors
  • Window sills

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for a handful of frames, longer for a whole house from start to finish. Around Liquo, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Related advice

Different surfaces, different methods

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Landlords, agents and businesses in Liquo

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Aftercare tips

To keep the joints looking good and working properly:

  • Don’t paint over the silicone
  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes
  • Keep timber frames painted

Silicone can’t usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Why it’s worth doing now in Liquo

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Around Liquo, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Why choose Mr Mastic in Liquo

  • We never seal over old sealant
  • White, clear, grey or coloured to suit, where the product allows
  • Neat joints and a tidy finish
