Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Wipe condensation off the frames
  • Avoid harsh chemicals near the mastic
  • Check the mastic once a year
  • Clean frames with a soft cloth and soapy water

Silicone cannot usually be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

How we handle window mastic in Allanton

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, timber windows & doors and uPVC windows, and the jobs we see most are a bead that doesn’t match the frame and damp patches on the reveal after heavy rain.

Mastic can only go onto a dry joint, so outside work in Allanton depends on the weather. Let us know about access to every frame, including any upstairs.

There’s a 12-month guarantee on every job, large or small.

Why it’s worth doing now in Allanton

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before we start. The work generally takes a few hours for a handful of frames, longer for a whole house. For a place like Allanton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How the job changes by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Window mastic in Allanton: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Bonkle Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Common problems we fix in Allanton

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That’s what backing rod is for.

The most common problems we see are:

  • Damp patches on the reveal after heavy rain
  • A bead that does not match the frame
  • Draughts coming in around windows and doors
  • Leaking joints at the ends of sills

Rented homes near Hartwood station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

10 questions to ask before booking

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
