DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How we handle sand mastic in Liquo
Sand mastic suits most period window surrounds. Newer frames generally get a flexible sealant instead, and we’ll talk through which suits your home. We work on period & listed homes, sash and case windows and tenement windows, and people most often call us about old cement repairs round a window that have failed and mastic worn away on windows facing the weather.
In and around a place like Liquo, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Don’t paint over the new mastic
- Do not run silicone over sand mastic
- Inspect the joints round the windows every year or so
- Ask a joiner to look at soft timber first
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.
What the job involves on each surface
Brick reveals
Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.
Tenement and terrace windows
Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
The process
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. Outdoor work around Liquo depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints

Windows and doors in Liquo
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Hartwood station change hands often, and any sash windows need sound mastic to keep draughts and rain out. In and around Liquo, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Timber that has rotted
- Sash cords, weights and draught-proofing of the sashes
- Crumbling stone or brickwork round the window
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
