Glazing silicone in Liquo

About our glazing silicone in Liquo

Not every silicone suits glass. We use a neutral-cure glazing silicone that is suited to glass and the frame, finished with a neat, even bead. If you have shower screens leaking along the wall or tray and sealant that was laid over old silicone and failed, we can put it right, on conservatory frames, shower screens and glass balustrade bases alike.

In and around a place like Liquo, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Frames and glazing around Liquo

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Liquo, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

Different surfaces, different methods

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We renew it with a clear or matching glazing silicone.

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. We reseal them with a sealant suited to the frame.

Signs you need glazing silicone in Liquo

Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

If you can see any of these, it’s time to have the joints looked at:

  • A quick top-up bead that didn’t last
  • Rooflight joints letting water in
  • Water tracking down the inner face of the glass
  • Conservatory leaks at frame and glazing joints

Rented homes near Hartwood station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Questions to ask before you book

  • How long the guarantee is
  • Whether VAT is included
  • Which sealant they’ll use, and why
  • Who does the work, and how experienced they are

Our hiring checklist

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Run a squeegee over the glass when you’re done
  • Keep air moving in the conservatory
  • Check the silicone on glass every year or so
  • Get a new leak looked at quickly

Check the joints once a year. Spotting a crack early means a simpler fix.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple compared with fixing water damage later.

Leave it or put it right?

Topping up old silicone can look like a fix, but new silicone will not bond to old and water soon finds its way back. Cutting out and resealing properly lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How the visit works

When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. The work usually takes anything from an hour or two to most of a day, depending on the size of the job. For a place like Liquo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. The glass and frame are cleaned and degreased.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • Keep children and pets away from the work area
  • Move anything stored near the joints
  • Mention any parking rules near the property

Advice

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • A sealed unit that has misted inside
  • A frame that needs repairing or replacing

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
