New-build mastic & snagging in Liquo, North Lanarkshire

New build mastic for homes and businesses in Liquo
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. Common call-outs are for cracked sealant around new window and door frames and shower seals failing in the first year or two, on kitchens, show homes and bathrooms & en suites.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the job changes by surface
Plot handovers
Developers can send the plot schedule and specification. Sealant work across the plot is covered as agreed.
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
New homes and floors in Liquo
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Wait for the cure time before using a resealed shower
- Don’t wait for the house to settle if water is getting through
- Wipe joints with warm soapy water
- Keep pictures and emails about snagging items
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

Signs you need new build mastic in Liquo
Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and can tear.
The most common problems we see are:
- Leaking shower tray seals in a new home
- Messy sealant that spoils new finishes
- Sealant that never bonded to the surface
- Skirting joints opening in the first winter
For new homes near Hartwood station, it’s worth checking the sealant early, while snags are still fresh.

Common questions in Liquo
Do you work for landlords with property near Hartwood station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Can you do new build mastic in Liquo?
Yes. We work across all of Scotland, and Liquo is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
Where is Mr Mastic based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will you just run a new bead over the existing one?
No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before work begins.
How long does new build mastic take?
That depends on the amount of work, but as a guide it takes a few hours in a single home. We’ll tell you when we quote.
What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most snagging lists, longer for a run of plots from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed

When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Cracked trays, tiles or worktops
- Baths and trays that move too much for sealant to cope with
- Disputes or warranty claims with your builder
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
