Regrouting in Riddrie: local notes

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like St Andrew's Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Regrouting for homes and businesses in Riddrie

We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you’re dealing with greasy, stained grout behind the hob and grout that stays dark however much it’s cleaned, we can help.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath.

A one-year guarantee comes with the work, just as it does everywhere we cover.

FAQs for Riddrie

Can you do regrouting in Riddrie?

Yes, Riddrie is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

I let a flat near Alexandra Parade station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Where do you work from?

We work from Crawley. We cover Riddrie and the rest of Glasgow, along with the rest of our area.

Is resealing included with regrouting?

Normally, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

What guarantee comes with the work?

All our work carries a 12-month guarantee.

When to call us in Riddrie

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

The most common problems we see are:

  • Grout that stays dark however much it’s cleaned
  • Kitchen splashback grout stained by grease
  • Cracked grout along the bath or tray
  • Gaps where the shower grout has gone

For landlords with property near Alexandra Parade station, stained grout drags a rental down, and regrouting between lets puts that right.

10 questions to ask before you book

How the job changes by surface

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens if it’s left?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job generally takes anything from a few hours to a full day, depending on the area, and we explain the cure time before we leave. In a city area like Riddrie, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Mention any tricky access
  • Move anything stored near the joints
  • Tell us about any water getting in

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Rinse the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Use a soft brush rather than a wire one
  • Wipe water off the walls when you are done

Before we leave, you will know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.
