How we handle regrouting in Bishopbriggs
We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. If you are dealing with greasy, stained grout behind the hob and corners filled with grout instead of silicone, we can put it right.
Around Bishopbriggs, we see everything from older flats to family homes on newer estates. The jobs are much the same in all of them: mouldy beads, gaps where a bath has moved and grout that’s cracked or stained.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

How the visit works
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room in most cases. A visit in Bishopbriggs needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit

Leave it or put it right?
If tiles are loose, regrouting alone is not the answer. We point that out first, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. In flats with a shared stair in Bishopbriggs, a leak from a failed seal can affect the flat below too, and that is much harder to put right.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What sealant work cannot fix
New sealant can’t fix everything, and we will tell you before work begins. Sealant will not put right:
- Tiles that have come away from the wall
- Failed tanking or waterproofing under the tiles
- Movement in a stud wall or floor

What regrouting looks like in Bishopbriggs
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Bishopbriggs station? Then a regrout while the flat is empty is quicker than working around a tenant. Schools such as Bishopbriggs Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What the job involves on each surface
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
Wet rooms
In a wet room, the whole floor gets wet, so good grout is important. We check for loose tiles before starting.

What we are called out for in Bishopbriggs
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.
Look out for any of the following:
- Grout that stays dark however much it’s cleaned
- A grout colour that no longer suits the room
- Shower grout that has worn away
- Good tiles let down by tired grout
If you live in an older home near Colston Wellpark Church, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- The length of the guarantee
- Is the old sealant removed completely?
- What the cure time is

Common questions in Bishopbriggs
What guarantee comes with regrouting in Bishopbriggs?
All our work, in Bishopbriggs and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you do regrouting in Bishopbriggs?
Yes. Our work covers the whole of Scotland, and Bishopbriggs is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you have insurance?
Yes. Full insurance covers our work.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Can I add another job to the visit?
Yes. Just list everything you need.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Look at the sealant in the corners now and then
- Avoid neat bleach and strong acid descalers on grout
- Use a soft brush rather than a wire one
- Keep the fan on after showering
Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
