Regrouting for homes and businesses in Muirton

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on kitchen splashbacks, bathroom floors and bathroom wall tiles, and the jobs we see most are floor grout that won’t come clean and crumbling grout between the tiles.

In and around a place like Muirton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Bathrooms and kitchens in Muirton

Muirton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For site and facilities teams at buildings such as Lossiemouth High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

FAQs for Muirton

I let a flat near Elgin station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is Muirton within the area you cover?

Yes. Muirton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.

What guarantee comes with the work?

Our one-year guarantee applies to all our work. We are also fully insured.

How long does the job take?

That depends on how much there is to do, but as a guide it takes a few hours for a shower enclosure, longer for a whole room. We’ll tell you when we quote.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Quotes for regrouting in Muirton

We quote each job individually. These are the things that affect it:

  • Whether the work is at height
  • The type of sealant required
  • The size of the job
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • Where the property is

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

The process

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to a full day, depending on the area in most cases. Outdoor work around Muirton depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Clear the area around the work

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Advice

When to call us in Muirton

Strong cleaning products and hard scrubbing slowly erode grout. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.

Signs it’s time to call us include:

  • Discoloured grout on otherwise sound tiles
  • Cracked or crumbling grout lines
  • Floor grout that has worn and darkened
  • Grout in a colour the owner wants to change

For landlords with property near Elgin station, stained grout drags a rental down, and regrouting between lets puts that right.

Before booking anyone

  • Whether you can choose the colour
  • Who turns up on the day
  • How long the guarantee is
  • Whether all the old sealant comes out first

Our hiring checklist

How the job changes by surface

Corners and edges

Internal corners move, so we seal them rather than grout them.

Bathroom floors

Floor grout takes foot traffic as well as water. It wears and darkens over time.

When something else is needed

It helps to know what we cannot do too:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Failed tanking or waterproofing under the tiles
  • Tiles that have come away from the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

Why it’s worth doing now in Muirton

Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out and stains often come back through. Raking out and regrouting replaces the grout itself. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
