Lochhill Regrouting
Our applicators work in Lochhill on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Corners filled with grout instead of silicone
- Gaps where the shower grout has gone
- Stained grout that cleaning will not shift
How we handle regrouting in Lochhill
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on wet rooms, shower walls and bathroom wall tiles, and common reasons people get in touch are crumbling grout between the tiles and floor grout that won’t come clean.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
You get a 12-month guarantee, the same in Lochhill as everywhere else we work.

Regrouting in Lochhill: local notes
Lochhill is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Elgin station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

What affects the cost of regrouting
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The size of the job
- How many areas need sealing
- The product the joint needs
- The old material and how stubborn it is
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
When you call or email, these details help:
- Whether it’s a home or a business
- The rough size of the job
- Any previous sealing or DIY work
- The address or postcode of the job
To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- A structure that flexes behind the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
- Loose tiles, which need refixing first
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Lochhill: your questions answered
Do you work for landlords with property near Elgin station?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Will you come out to Lochhill?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Lochhill.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
How much does regrouting cost in Lochhill?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Will the sealant be renewed as well as the grout?
Normally we do both. Grout and sealant do different jobs, so both are renewed and include it in your quote.
Surface by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Stick to mild products for cleaning grout
- Wipe water off the walls when you are done
- Keep an eye on the silicone along the edges
- Avoid neat bleach and strong acid descalers on grout
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
What we do, step by step
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a few hours, or longer for a fully tiled room for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit

What happens if it’s left?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In an older home around Lochhill, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we’re called out for in Lochhill
Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it with repeated use, until the joints are rough and low.
Signs it’s time to call us include:
- Greasy, stained grout behind the hob
- Floor grout that won’t come clean
- Gaps where the shower grout has gone
- Discoloured grout on otherwise sound tiles
In the older streets around Urquhart Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
