Urquhart Regrouting
Problem with your tiled areas in Urquhart? We cut out the old, prepare the joints and apply the right sealant.
- Stained grout that cleaning will not shift
- Grout in a colour the owner wants to change
- Kitchen splashback grout stained by grease
About our regrouting in Urquhart
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We’re often asked to deal with grout that’s cracking and breaking up and kitchen splashback grout stained by grease, on tiled floors, wet rooms and bathroom wall tiles.
A bathroom in a place like Urquhart gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Big or small, you get the same one-year guarantee.

Urquhart questions
Can you help a landlord with a rental near Elgin station?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do you cover Urquhart for regrouting?
Yes. Our work covers the whole of Scotland, and Urquhart is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Do you guarantee regrouting?
There’s a 12-month guarantee on every job, including regrouting.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
Can you change the grout colour?
Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Cracked or broken tiles
- Waterproofing that has failed below the tiling
- Movement in a stud wall or floor
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Bathroom wall tiles
- Tiled floors
- Wet rooms

What regrouting looks like in Urquhart
Urquhart is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you look after a building such as Lhanbryde Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Elgin station, stained grout drags a rental down, and regrouting between lets puts that right.
Urquhart is about 4 miles east of Elgin, in Moray. Whether you’re in the middle of Urquhart or further out, regrouting is available for homes and businesses alike, from flats and houses to offices and hotels. Aftercare tips
After the cure time, these simple habits help:
- Rinse soap off the tiles after each shower
- Check the corner silicone every few months
- Keep harsh bleach and acid cleaners off the grout
- Have loose tiles looked at early
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
What the job involves on each surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. You can change the colour at the same time.
The process
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. For a place like Urquhart, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work

What happens if it’s left?
If tiles are loose, regrouting alone is not the answer. We point that out first so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. In an older home around Urquhart, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
