Regrouting in Carbrain, done properly
Regrouting is normally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We are often asked to deal with crumbling grout between the tiles and discoloured grout on otherwise sound tiles, across bathroom floors, kitchen splashbacks and shower walls.
For a place like Carbrain, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Your job is guaranteed for a year, as with all our work.

What we are called out for in Carbrain
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.
People usually contact us when they notice something like this:
- Shower grout that has worn away
- Crumbling grout between the tiles
- Discoloured grout on otherwise sound tiles
- Splashback grout that has darkened
Homes close to Kildrum Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- Who turns up on the day
- What happens if they find a problem under the old sealant
- What the cure time is
- Which colour the sealant will be
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours, or longer for a fully tiled room from start to finish. Around Carbrain, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- For indoor joints, keep the area dry beforehand if you can

How the job changes by surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Corners and edges
Internal corners move, so they get silicone, not grout.
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In an older home around Carbrain, damp from a failed joint can get into timber and plaster.
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Regrouting in Carbrain: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Managing a site like Cumbernauld High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Cumbernauld station, stained grout drags a rental down, and regrouting between lets puts that right.

Questions from Carbrain
Can you help a landlord with a rental near Cumbernauld station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover Carbrain for regrouting?
Yes, Carbrain is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How long does regrouting take?
A typical job takes a few hours, or longer for a fully tiled room. Your quote will say how long we expect yours to take.
Do you reseal at the same time?
Most of the time, yes. Grout and sealant do different jobs, so we renew both and include it in your quote.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Is it possible to regrout only the shower area?
Yes, that’s common. The shower generally fails first, so it’s often the only area that needs doing.
What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Failed tanking or waterproofing under the tiles
- Tiles that are loose or hollow behind
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Look at the sealant in the corners now and then
- Give the walls a quick rinse after use
- Get any tile that moves checked promptly
- Clean with a soft brush, not anything metal
Have any tile that moves checked straight away. Movement will crack the new grout and lets water in.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.
