Greenfaulds homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Homes close to St Mungo's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Greenfaulds station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. In an older home around Greenfaulds, damp from a failed joint can get into timber and plaster.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Common problems we fix in Greenfaulds
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.
Signs it’s time to call us include:
- Gaps where the shower grout has gone
- Corners filled with grout instead of silicone
- Grout that stays dark however much it’s cleaned
- Greasy, stained grout behind the hob
Schools such as Greenfaulds High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions from Greenfaulds
Is Greenfaulds in your area for regrouting?
Yes, Greenfaulds is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Do you work for landlords with property near Greenfaulds station?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is resealing included with regrouting?
Most of the time, yes. Grout and sealant do different jobs, so we renew both and it’s all in the quote.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
Is the work guaranteed?
All our work carries a 12-month guarantee, and we’re fully insured.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
The process
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Preparing for the visit
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Mention any leaks or damp you’ve noticed

Advice
Different surfaces, different methods
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We look for loose tiles first.
Corners and edges
Internal corners move, so we seal them rather than grout them.
When it is not the sealant
A few problems are outside what sealant work can do:
- Tiles that are chipped or split
- A floor or wall that keeps moving
- Tiles that have come away from the wall
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Kitchen splashbacks
- Tiled floors
- Bathroom wall tiles
- Bathroom floors
- Wet rooms
- Shower walls
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Use a squeegee on the tiles after showering
- Don’t ignore a tile that feels loose
- Avoid neat bleach and strong acid descalers on grout
- Use a soft brush rather than a wire one
Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
