Carbrain External Mastic

- Joints pointed up with cement by mistake
- Brick movement joints where the sealant has split
Why it’s worth doing now in Carbrain
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

About our external mastic in Carbrain
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We work on render & cladding joints, concrete & block and façade panels, and common reasons people get in touch are old sealant gone brittle and cracked and sealant that has lost its bond to the brick or render.
Outside joints can only be sealed when they’re dry, so work in Carbrain depends on the weather. Let us know about access to every wall and roofline.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What sealant work can’t fix
New sealant cannot fix everything, and we’ll tell you before work begins. It will not solve:
- Render that is blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
- Render & cladding joints
- Concrete & block
- Copings & trims
How the job changes by surface
Copings and trims
Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out.

Carbrain buildings and the weather
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you look after a building such as Cumbernauld High School, larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Cumbernauld station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to Kildrum Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building from start to finish. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
