When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Damaged tiles that need replacing
  • A floor or wall that keeps moving
  • A leaking wet room membrane

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Regrouting for homes and businesses in Auchmithie

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We’re often asked to deal with grout that’s cracking and breaking up and stained grout that cleaning won’t shift, across wet rooms, bathroom floors and shower walls.

Bathrooms in smaller places like Auchmithie work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Quotes for regrouting in Auchmithie

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • When we can work, for business premises
  • Access and height

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Helping us quote

Before you ask for a quote, have a think about:

  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

FAQs for Auchmithie

Do you cover smaller places like Auchmithie?

Yes, Auchmithie is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Arbroath station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone is not the answer, and we will tell you before any work starts.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Do you reseal at the same time?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

When can I use the shower again?

We give you a time before we leave. The wait depends on the products and conditions so please stick to it.

Surface by surface

Shower walls

Shower walls get wet every day, so its grout takes the most punishment. It’s often the first place grout washes out.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Have loose tiles looked at early
  • Open a window or run the fan to clear steam
  • Keep harsh bleach and acid cleaners off the grout
  • Stick to mild products for cleaning grout

If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a shower enclosure, longer for a whole room. Around Auchmithie, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed

Regrouting in Auchmithie: local notes

Auchmithie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Rented homes near Arbroath station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. In the older streets around Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
