What the job involves on each surface

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

About our glazing silicone in Auchmithie

Not every silicone suits glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. We work on glass-to-frame joints, glass balustrade bases and shower screens, and common reasons people get in touch are conservatory leaks at frame and glazing joints and leaking glazing joints on a rooflight.

Outdoor sealant needs a dry surface, so window work around Auchmithie is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

There’s a 12-month guarantee on every job.

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Failed flashing around a conservatory
  • Rotten or badly damaged frames
  • A roof that has moved or dropped

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Where we work in Auchmithie

  • Shower screens
  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Conservatory frames
  • Glass-to-frame joints

When to call us in Auchmithie

Shower screen silicone gets wet every day. Mould gets into it and the edges begin to peel.

These are the problems we’re asked about most:

  • Split or lifting silicone on glass
  • Water escaping where a screen meets the wall
  • Water getting into a conservatory at the joints
  • Stained, discoloured glazing silicone

In the older streets around Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Before booking anyone

  • Is VAT in the price?
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • Whether they’re fully insured

Glazing silicone in Auchmithie: local notes

Auchmithie is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Arbroath station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Auchmithie: your questions answered

I let a flat near Arbroath station. Can you help?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Will you come out to Auchmithie?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you replace glass?

No. We renew the sealant. Glass and sealed units need a glazier.

Do you reseal glass shower screens?

Yes. We remove the old sealant and reseal the wall and tray joints.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Can you match the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. It generally takes a few hours for most jobs. Somewhere like Auchmithie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Mention any parking rules near the property
  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises

What affects the cost of glazing silicone

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • If someone has resealed it before
  • The type of property

Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Looking after it afterwards

Aftercare is simple:

  • Look over the glazing joints once a year
  • Ventilate the conservatory to cut condensation
  • Do not use a blade near the sealant
  • Run a squeegee over the glass when you are done

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.
