Regrouting in St Vigeans

Regrouting in St Vigeans

We work across St Vigeans, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. If you are dealing with discoloured grout on otherwise sound tiles and corners filled with grout instead of silicone, we can help.

A bathroom in a place like St Vigeans gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Signs you need regrouting in St Vigeans

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down over time, until the joints are rough and low.

Look out for any of the following:

  • Grout in a colour the owner wants to change
  • Stained grout that cleaning will not shift
  • Good tiles let down by tired grout
  • Splashback grout that has darkened

Rented homes near Arbroath station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

10 questions to ask before booking

How the job changes by surface

Bathroom wall tiles

Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.

Bathroom floors

Floor grout takes foot traffic as well as water. It wears and darkens over time.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, or longer for a fully tiled room. Somewhere like St Vigeans may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Mention any parking rules near the property
  • Where the joints are inside, avoid wetting them before we arrive

How to look after the new joints

After the cure time, these simple habits help:

  • Keep an eye on the silicone along the edges
  • Do not ignore a tile that feels loose
  • Avoid neat bleach and strong acid descalers on grout
  • Run the extractor fan during and after a shower

Wipe the tiles down after a shower keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

St Vigeans: your questions answered

Can you help a landlord with a rental near Arbroath station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you work for hotels and guest houses in St Vigeans?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How much does regrouting cost in St Vigeans?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What should I tell you?

Let us know what needs doing and where. If we need more, we will ask.

Will the sealant be renewed as well as the grout?

Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.

Why deal with it now?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:

  • Cracked or broken tiles
  • Failed tanking or waterproofing under the tiles
  • Water coming from plumbing rather than grout

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

St Vigeans homes and their sealant

St Vigeans is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Arbroath High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Vigeans Church, walls and floors in older homes can move, and sealant and grout show it first.
