Bathrooms and kitchens in Auchmithie

Auchmithie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

About our remedial sealant in Auchmithie

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on leaking tray & enclosure joints, shrunken worktop sealant and botched or over-sealed joints, and common reasons people get in touch are dark patches showing through the sealant and gaps opening along the back of the worktop.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Leave it or put it right?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it, so the joint can be treated and resealed. In an older home around Auchmithie, damp from a failed joint can get into timber and plaster.

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

What affects the cost of remedial sealant

Every job gets its own quote. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

When you contact us, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Roughly how big the job is
  • Where the property is

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

Common problems we fix in Auchmithie

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

The problems people normally mention when they call include:

  • Beads that never stuck properly
  • Gaps opening along the back of the worktop
  • Torn expansion joints
  • Wide, uneven beads that look worse than the old ones

If you live in an older home near Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • When the joint can take water or movement
  • Whether VAT is included

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit

Advice

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

FAQs for Auchmithie

Yes, Auchmithie is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Will you come out to Auchmithie?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Can you reseal a split movement joint?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

When something else is needed

Before booking, it’s worth knowing the limits too:

  • A tray or worktop that needs refixing first
  • Cracks in the fitting rather than the joint
  • Failed tanking or loose tiles behind the sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

How the job changes by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. All of it is cut out and the frame and wall cleaned before backing and resealing.

Worktops & kitchens

Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom before resealing.
