Grateley Window Mastic
We cover Grateley for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Sealant in the wrong colour for the frame
- Mastic that’s falling out in pieces
- Damp patches on the reveal after heavy rain
How the visit works
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning for a couple of windows and a door. In a small place like Grateley, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Before we arrive
- Mention any tricky access
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules

Advice
About our window mastic in Grateley
Homes in Grateley have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Common call-outs are for cracked internal joints between frame and plaster and cold air getting in at the frame edge, across composite doors, uPVC windows and aluminium frames.
Around Grateley, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.
A one-year guarantee comes as standard.

What the job involves on each surface
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that, where a rigid one would crack.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.
Frames and glazing around Grateley
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Grateley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. In the older streets around Church of St Leonard, the joint between an old wall and a newer frame is usually the first place rain gets in.

When to call us in Grateley
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Any of these means the joints need attention:
- Untidy mastic left by window fitters
- Old mastic that has gone black or come away
- Mastic that has split away from the wall
- White mastic on grey or black frames
If you look after a building such as Grateley Primary School, its window and door frames need their mastic kept sound, just like a home’s.
What to look for in a quote
- Whether they’re fully insured
- Whether you can choose the colour
- What happens if the job turns out different
- Who does the work, and how experienced they are
What we can’t put right
New sealant can’t fix everything, and we will tell you before work begins. Sealant won’t put right:
- A frame that has rotted at the joint
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Keep jet washers away from the mastic
- Air rooms to keep condensation down around windows
- Clean frames with a soft cloth and soapy water
- Do not paint over the silicone
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Grateley questions
I let a flat near Grateley station. Can you help?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.
Do you cover smaller places like Grateley?
Yes, Grateley is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
How long before the joint can be used?
That depends on the sealant used, so please follow the time we give you when we finish.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Can I paint over the new sealant?
That depends on the product. Some hybrid sealants can be painted; silicone cannot. Tell us if you are decorating and we’ll choose accordingly.
