Window mastic for Quarley homes and businesses

How we handle window mastic in Quarley

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Typical jobs include a bead that doesn’t match the frame and draughts coming in around windows and doors, across timber windows & doors, composite doors and window sills.

Somewhere as small as Quarley, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Common problems we fix in Quarley

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Most people get in touch after spotting something like this:

  • White mastic on grey or black frames
  • Rushed sealant from a window installation
  • Draughty joints inside around the window
  • Cracked sealant at the sill ends

If you let a flat or house near Grateley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What your quote should include

  • Whether all the old sealant comes out first
  • Whether they’re fully insured
  • Whether you can choose the colour
  • What guarantee comes with the work

Frames and glazing around Quarley

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Church of St Michael, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common questions in Quarley

Do you cover Quarley for window mastic?

Yes, Quarley is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.

Do you work for landlords with property near Grateley station?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Quarley.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can new window sealant be painted?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Tell us if you’re decorating and we will choose accordingly.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. You’ll get a timescale with the quote.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why deal with it now?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Where a wall is exposed, as many are in small places like Quarley, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clear any debris from frame drain holes
  • Keep paint off silicone joints
  • Check the mastic once a year
  • Keep paint and stain on wooden frames in good order

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

The process

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a morning for a couple of windows and a door. Somewhere as small as Quarley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Advice

How we quote for window mastic

Your quote is based on your job. We look at:

  • How much there is to do
  • The number of rooms or windows
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Where the property is
  • The type of property
  • If someone has resealed it before
  • Access, such as stairs, a lift or height

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
