DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Window mastic in Fox, done properly

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on patio & French doors, window sills and composite doors, and people most often call us about sealant in the wrong colour for the frame and draughts coming in around windows and doors.

Somewhere as small as Fox, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Windows and doors in Fox

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Amport Church of England Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St Mary, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Grateley station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a few hours for a few frames, or a day or more for a whole house. In a small place like Fox, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

When something else is needed

In fairness, some problems need a different trade:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Window sills
  • uPVC windows
  • Patio & French doors

How the job changes by surface

Window sills

Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • The size of the job

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • The type of property
  • What’s wrong with the joints now

Need a quote? Please phone 0345 464 0079 or email us and tell us about the job. We’ll explain what we’d do and give you a clear quote before any work starts.

How to look after the new joints

So the new joints stay in good condition:

  • Wash the frames with mild soapy water
  • Make sure the drainage slots aren’t blocked
  • Keep paint and stain on wooden frames in good order
  • Don’t aim a pressure washer at the joints

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
