- Old mastic that has gone black or come away
Window mastic for homes and businesses in Garthdee
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, aluminium frames and patio & French doors, and people most often call us about cracked sealant at the sill ends and rushed sealant from a window installation.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Garthdee.
A one-year guarantee comes as standard.

How we quote for window mastic
You will get a clear quote before we start. It takes into account:
- The number of rooms or windows
- Working hours on commercial sites
- How easy the joints are to reach
- The product the joint needs
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
What we need to know
When you contact us, these details help:
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- Where the property is
There’s no standard price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Common problems we fix in Garthdee
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
If you can see any of these, it’s time to have the joints looked at:
- Gaps left after new windows were fitted
- Cracked internal joints between frame and plaster
- Hard, cracked sealant around windows
- Cracked sealant at the sill ends
If you let a flat or house near Aberdeen station, renewing tired window mastic between tenants heads off draught and damp complaints.
Before booking anyone
- Who does the work, and how experienced they are
- Is VAT in the price?
- When the joint can take water or movement
- Whether they’re fully insured
How it works
Before we leave, we go over the finished joints with you. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on how much there is to do. Inside a flat in Garthdee, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Getting ready for the visit
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts

What happens if it’s left?
The work is quick compared with the damage it prevents: it takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. Private landlords in Garthdee must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Common questions in Garthdee
Is window mastic in a coastal place like Garthdee any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
How is work on the outside of a tenement in Garthdee normally arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds do not, and we can quote for the factor or the owners directly.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Do you have sealant for grey or black windows?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Can you seal the gap between the frame and the plaster indoors?
Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Windows and doors in Garthdee
Garthdee is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you look after a building such as Airyhall Primary School, its window and door frames need their mastic kept sound, just like a home’s. Historic houses such as Friendville, about 0.7 miles north, show how far back building around Garthdee goes, and older homes nearby need a sealant that suits their walls.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Housing providers, facilities teams and property managers book us too in Garthdee and across Aberdeen. We can quote a run of properties together, and we are fully insured.
When it is not the sealant
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Damp coming through the wall itself rather than the frame joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
