Composite doors

A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Rotten timber, which needs a joiner first
  • Damp problems in the wall away from the window
  • A door that needs adjusting, rehanging or new seals

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

What we seal

  • Timber windows & doors
  • Window sills
  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • uPVC windows

Aftercare tips

Aftercare is simple:

  • Walk round the house once a year and look at the joints
  • Keep solvents and bleach off the sealant
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

Common problems we fix in Abbey Field

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.

These are the problems we’re asked about most:

  • Mastic that has split away from the wall
  • Rushed sealant from a window installation
  • Water coming in at the bottom corners of a door
  • Whistling draughts around closed windows

For site and facilities teams at buildings such as Montgomery Junior School, larger buildings have plenty of frames, and the mastic around each one ages.

Before booking anyone

  • Who does the work, and how experienced they are
  • Is VAT in the price?
  • When the joint can take water or movement
  • Which colour the sealant will be

10 questions to ask before you book

How it works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. For a job in Abbey Field, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • Mention if the joints have been sealed before

Why act early in Abbey Field

Resealing frames is a short job: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Wait for damp to appear and there may be plaster and decorating to sort out too. Around Abbey Field, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Why Abbey Field customers choose us

  • White, clear, grey or another colour, product permitting
  • Experience in homes, commercial sites and hotels
  • Anti-fungal silicone where joints get wet
  • Full insurance on every job

What window mastic looks like in Abbey Field

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you let a flat or house near Colchester Town station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as St Michael's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

FAQs for Abbey Field

Can you help a landlord with a rental near Colchester Town station?

Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is Abbey Field in your area for window mastic?

Yes. We work across London and the South East, and Abbey Field is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can you get sealant to suit coloured frames?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
