Window & door mastic in Malting Green, Essex
Professional window mastic in and around Malting Green, with every bit of old sealant taken out first and a one-year guarantee.
- Cracked sealant at the sill ends
- Draughty joints inside around the window
- Hard, cracked sealant around windows
How we handle window mastic in Malting Green
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, uPVC windows and patio & French doors, and the jobs we see most are damp patches on the reveal after heavy rain and gaps where the sill meets the wall.
In a village or hamlet like Malting Green, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Leave it or put it right?
The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Leave it until water is coming in and you may need plastering and decorating as well. Where a wall is exposed, as many are in small places like Malting Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Penetrating damp from a failed cavity tray or render
- Soft or decayed wood in the frame
- Broken hinges, locks or handles
If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.
What we seal
- uPVC windows
- Aluminium frames
- Timber windows & doors
- Window sills
- Composite doors
- Patio & French doors
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep paint off silicone joints
- Keep paint and stain on wooden frames in good order
- Check the mastic once a year
- Wipe condensation off the frames
Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
What the job involves on each surface
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall.
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. For a village or hamlet like Malting Green, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Clear the area around the work
- Mention any sign-in or site rules at work premises
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Malting Green homes and the weather
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Layer Marney Tower (about 3.7 miles south-west) are a reminder that the area around Malting Green has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you look after a building such as Alderman Blaxill School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Andrew include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. Rented homes near Colchester Town station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
