Fire rated sealant near Abbey Field

Fire rated sealant in Abbey Field: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details. Abbey Field has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

For buildings such as St Michael's Church, older buildings that have had new heating or wiring often have service gaps worth checking. For site and facilities teams at buildings such as Montgomery Junior School, fire-stopping around service openings should be restored whenever new services go in. Rented homes near Colchester Town station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

Fire rated sealant in Abbey Field, done properly

We often work from an action list drawn up by a fire risk assessor for buildings in Abbey Field. If you share the list, we can quote for the gaps that need fire-rated sealant. We work on service penetrations, pipe & cable gaps and door frames, and people most often call us about open holes round services passing through fire walls and gaps flagged on a fire risk assessment.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Keep photos of seals that will be hidden
  • Plan fire stopping into any work that goes through walls or floors
  • Check risers, ceiling voids and cupboards during building checks

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Quotes for fire rated sealant in Abbey Field

There’s no set price list, because no two jobs are the same. What we look at:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Which sealant suits the joint
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Asking for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • Where the property is
  • A few photos by email, if you can
  • Roughly how big the job is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. Parking around Abbey Field is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

How to get a quote

We quote each job on its own, so the first step is telling us about yours. Just phone 0345 464 0079 or email us with the details and send pictures if you have them.

Surface by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before applying the sealant.

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length so there are no open sections left.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job and needn’t wait for anything else. In an older home around Abbey Field, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Abbey Field questions

I let a flat near Colchester Town station. Can you help?

Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you work for hotels and guest houses in Abbey Field?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can ordinary silicone be used in a fire-stopping gap?

No. It looks sealed but won’t perform as fire stopping. A tested fire-rated product is needed, or ask us to do it.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

Can you fill the gap behind a fire door frame?

Yes, if the gap is within the product’s tested range. Our work is the gap around the frame, and we will mention anything we notice about the door.

Do you cover Abbey Field?

Yes, we do. Abbey Field is part of the area we cover.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Certifying a building or signing off its fire safety
  • Fire doors that need new seals, closers or hardware
  • Deciding what fire stopping a building needs

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.
