Sand mastic in Longcroft

Sand mastic in Longcroft

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We work on brick reveals, period & listed homes and sash and case windows, and common reasons people get in touch are gaps where the frame meets the masonry and tired mastic found when preparing windows for paint.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Each job carries a 12-month guarantee.

Why act early in Longcroft

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. Around Longcroft, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we’re called out for in Longcroft

Some old mastic was never deep enough. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.

Signs it’s time to call us include:

  • Mastic dropping out of the joint
  • Draughty sash windows at the surround
  • Weathered mastic on the most exposed windows
  • Gaps where the frame meets the masonry

For landlords with property near Cumbernauld station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What sand mastic looks like in Longcroft

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Haggs Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Schools such as Denny High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Different surfaces, different methods

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Check the mastic when you check the paintwork
  • Go gently near the mastic when preparing windows
  • Clear gutters so water doesn’t pour onto the windows
  • Get any rot dealt with first

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

Quotes for sand mastic in Longcroft

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The number of rooms or windows
  • When we can work, for business premises
  • The size of the job
  • Whether old sealant or filler has to be cut out

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • Whether it’s a home or a business
  • The address or postcode of the job
  • The problem you’ve noticed

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows in most cases. Around Longcroft, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints
