Sand mastic in Abronhill
Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. If you’re dealing with old cement repairs round a window that have failed and modern sealant on a period surround, we can help, whatever the surface.
In and around a place like Abronhill, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
All of our work is guaranteed for twelve months.

Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Where do you work from?

What exactly is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.
Can I paint the new mastic?
It’s traditionally left unpainted, which is what traditional guidance recommends. Ask us before decorating.
What should I tell you?
Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
Can you match the sealant colour?
Most of the time, yes. We’ll explain which colours are available.
What happens on the day
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to a full day, depending on how many windows. For a place like Abronhill, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at the surrounds with you and agree the joints to renew.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.

Frames and glazing around Abronhill
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you look after a building such as Abronhill High School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Cumbernauld station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

What happens if it’s left?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
