  • Masonry that needs repairing
  • Decayed frames that need repair

Sand mastic in Cumbernauld Village, done properly

Across Cumbernauld Village, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. If you are dealing with crumbling sand mastic round a window and tired mastic found when preparing windows for paint, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials, and sand mastic is one of them.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.

What happens on the day

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a single window, longer for several, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Cumbernauld Village questions

Is Cumbernauld Village in your area for sand mastic?

Yes. Our work covers the whole of Scotland, and Cumbernauld Village is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Will you come out to Cumbernauld Village?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Should I use sand mastic or silicone?

Sand mastic usually suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Clear gutters so water doesn’t pour onto the windows
  • Plan mastic work ahead of painting
  • Find out about consent before window work on a listed home
  • Leave the new mastic unpainted

Don’t touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

How we quote for sand mastic

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • The amount of work
  • The type of sealant required
  • Whether the work is at height

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Common problems we fix in Cumbernauld Village

Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.

Keep an eye out for any of the following:

  • Gaps round a timber door in stone or brick
  • Silicone on a period window that looks wrong
  • Window mastic to renew ahead of painting
  • Gaps where the frame meets the masonry

Rented homes near Cumbernauld station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • Who turns up on the day
  • What insurance they hold
  • How long the guarantee is

How to choose a mastic man

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sand mastic in Cumbernauld Village: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
