Sand mastic in Allandale

Sand mastic in Allandale, done properly

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. Typical jobs include wind and rain getting in round a sash window and weathered mastic on the most exposed windows, on period & listed homes, sash and case windows and timber door frames.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job comes with a one-year guarantee, wherever you are in Falkirk.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a single window, longer for several. Around Allandale, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Cracked or broken glass
  • Timber that has rotted
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Tenement windows
  • Stone surrounds
  • Sash and case windows
  • Brick reveals
  • Period & listed homes
  • Timber door frames

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site

Allandale: your questions answered

Is Allandale within the area you cover?

Yes. Allandale is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Cumbernauld station. Can you help?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do I need permission for sand mastic on a listed building?

Check with your local planning authority. They’ll tell you if consent is needed.

What guarantee comes with the work?

Our one-year guarantee covers every job.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Period and listed homes

Period homes look their best with traditional materials, and sand mastic is one of them.

Sand mastic in Allandale: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you live in an older home near Haggs Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Letting a property close to Cumbernauld station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Abronhill High School, its window and door frames need their mastic kept sound, just like a home’s.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
