Remedial sealant & repairs in Moniaive, Dumfries and Galloway
Remedial sealant in Moniaive from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.

- Sealant that came away because the surface wasn’t prepared
- Products that weren’t meant for the joint
Why it’s worth doing now in Moniaive
Stripping out botched sealant adds time to a reseal, but rarely a lot: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In an older home around Moniaive, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
Why us?

Remedial sealant in Moniaive
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. If you are dealing with wide, uneven beads that look worse than the old ones and beads that never stuck properly, we can put it right.
A bathroom in a place like Moniaive gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Big or small, it’s backed by our one-year guarantee.

How the job changes by surface
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
Movement & expansion joints
Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.
Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- A tray or worktop that needs refixing first
- A leaking trap, valve or supply pipe
- Sealant in an older building that needs testing for asbestos first
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
Joints and surfaces we work on
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
- Expansion joints
How the visit works
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Moniaive depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
- Let us know about parking restrictions
Getting a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.
Advice
Moniaive: your questions answered
Will you come out to Moniaive?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What guarantee comes with remedial sealant in Moniaive?
All our work, in Moniaive and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
Can you reseal a split movement joint?
Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How do I get a quote for remedial sealant in Moniaive?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
When to call us in Moniaive
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, faster where ventilation is poor. Then the only fix is removal and a new bead.
Keep an eye out for these signs:
- Repeat leaks from the same joint
- Floor or wall movement joints that have failed
- Kitchen joints letting water behind the worktop
- Sealant that came away because the surface wasn’t prepared
Around Moniaive, as everywhere, remedial sealant is only as good as the preparation behind it.
What to look for in a quote
- Who turns up on the day
- Whether VAT is included
- Which colour the sealant will be
- How the surfaces are prepared before sealing
How we quote for remedial sealant
Every job gets its own quote. These are the things that affect it:
- The number and length of the joints
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
What to tell us when you ask for a quote:
- The type of property
- Any access issues, like height or stairs
- The address or postcode of the job
- If someone has resealed it before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Bathrooms and kitchens in Moniaive
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Managing a site like Cademuir International School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
