Window mastic in Moniaive

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We work on timber windows & doors, uPVC windows and window sills, and common reasons people get in touch are sealant in the wrong colour for the frame and cold air getting in at the frame edge.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Our work is backed for twelve months, in Moniaive and everywhere else we cover.

What window mastic looks like in Moniaive

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

How we quote for window mastic

Jobs vary more than people expect. What affects the quote:

  • Whether the work is at height
  • Any mould that needs treating
  • Any working-time requirements on site
  • The product the joint needs

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • If someone has resealed it before
  • The problem you’ve noticed
  • The address or postcode of the job
  • How we’d reach the joints

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Your questions about window mastic in Moniaive

Will you come out to Moniaive?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there a guarantee on window mastic in Moniaive?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Where are you based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Damp coming through the wall itself rather than the frame joint
  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Where we work in Moniaive

  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Aluminium frames
  • Window sills

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Do you need window mastic in Moniaive?

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

The most common problems we see are:

  • Leaking joints at the ends of sills
  • Water coming in at the bottom corners of a door
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away

Schools such as Cademuir International School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • Whether they’re fully insured
  • Which colour the sealant will be
  • How long to leave it before use
  • What happens if they find a problem under the old sealant

Choosing a sealant specialist

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep paint and stain on wooden frames in good order
  • Keep paint off silicone joints
  • Walk round the house once a year and look at the joints
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

What happens on the day

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. For a place like Moniaive, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks
