Sand mastic for homes and businesses in Moniaive

On many period windows, sand mastic looks right and suits the building. Newer frames usually get a flexible sealant instead and we will explain which is best for yours. If you are dealing with a silicone bead on a sash window that spoils the look and gaps round a timber door in stone or brick, we can help, on stone surrounds, tenement windows and period & listed homes alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Every job comes with a one-year guarantee.

Stone surrounds

Old stone surrounds are often uneven, so the joint varies in width. Sand mastic is shaped by hand to suit.

Sand mastic in Moniaive: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Moniaive, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. If you look after a building such as Cademuir International School, the mastic around its windows and doors needs looking after like any other building’s.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

What affects the cost of sand mastic

There’s no set price list. The quote depends on:

  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • When we can work, for business premises

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep sills and gutters clear so water drains away
  • Keep modern sealant off the mastic
  • Leave the new mastic unpainted
  • Check the mastic when you check the paintwork

Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

Your questions about sand mastic in Moniaive

Is sand mastic in Moniaive guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Moniaive?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you replace silicone on a period window with sand mastic?

Yes, it’s a common request. All the old silicone is removed first so the mastic can sit properly.

What’s sand mastic made of?

A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
