How we handle fire rated sealant in Moniaive
Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through. Typical jobs include damaged fire sealant left by other trades and gaps where walls meet ceilings or slabs, on flats & HMOs, plasterboard & masonry and door frames.
For a place like Moniaive, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

When to call us in Moniaive
Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.
These are the problems we’re asked about most:
- Open holes round services passing through fire walls
- Sealant items on a fire risk assessment action list
- Open gaps behind door architraves
- Damaged fire sealant left by other trades
For site and facilities teams at buildings such as Cademuir International School, service openings in fire-resisting walls need checking after any refurbishment.
Questions to ask before you book
- What happens if the job turns out different
- Whether they’re fully insured
- Who does the work, and how experienced they are
- Which sealant they’ll use, and why

How we quote for fire rated sealant
We quote each job individually. These are the things that affect it:
- The product the joint needs
- How easy the joints are to reach
- The old material and how stubborn it is
- When we can work, for business premises
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.
Helping us quote
When you contact us, these details help:
- Any previous sealing or DIY work
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- Any access issues, like height or stairs
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Why act early in Moniaive
Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. In an older home around Moniaive, damp from a failed joint can get into timber and plaster.
Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear quote for the lot.
What you get with us
- Homes, businesses and hotels
- An ARBOMaster approved applicator
- Anti-fungal sanitary silicone in wet areas
- Trusted Arbo and Everbuild sealants

Common questions in Moniaive
Do you cover smaller places like Moniaive?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do fire rated sealant in Moniaive?
Yes, Moniaive is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can I use normal mastic around a pipe through a fire wall?
No. It might close the gap, but it is not a fire-rated seal. A tested fire-rated product is needed and we can apply it for you.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can you match the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before work begins.
Do you provide details of the products used?
Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.
Where are you based?
We work from Crawley. Our applicators cover Moniaive.
When something else is needed
Before you book, it’s worth knowing the limits too:

- Deciding what fire stopping a building needs
- A wall that is not a fire-resisting element to begin with
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How it works
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.
Before we arrive
- Mention any tricky access
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- File the fire-stopping record where your assessor can find it
- Keep photos of seals that will be hidden
- Make resealing part of every contractor’s brief
- Report cracked or damaged seals as soon as you notice them
Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is generally a straightforward job.
Surface by surface
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.
Linear gaps
Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.
