Signs you need window mastic in Dunscore

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

The most common problems we see are:

  • Cracked or shrunken mastic around the frame
  • Old mastic that has gone black or come away
  • White mastic on grey or black frames
  • Rain getting in at the frame or under the sill

Around Dunscore, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • Who turns up on the day
  • Are they insured?
  • When the joint can take water or movement
  • How hidden problems are handled

Our hiring checklist

How we handle window mastic in Dunscore

Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you have draughts coming in around windows and doors and black, perished sealant on frames, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. For a place like Dunscore, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Dunscore homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Dunscore Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Different surfaces, different methods

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

How we quote for window mastic

Jobs vary more than people expect. What affects the quote:

  • Any working-time requirements on site
  • The type of sealant required
  • Whether there’s mould to deal with
  • How easy the joints are to reach

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

Questions from Dunscore

Is Dunscore within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Dunscore in your area for window mastic?

Yes, Dunscore is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you guarantee window mastic?

Yes. Our 12-month guarantee covers every job.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

What does window mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Do you work on first-floor windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Landlords, agents and businesses in Dunscore

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Paint up to the joint, not over it
  • Walk round the house once a year and look at the joints
  • Keep drainage slots and sill grooves clear
  • Keep timber frames painted

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
