Remedial sealant in Airth, done properly

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. We look for the cause before we reseal. If you’re dealing with sealant that came away because the surface wasn’t prepared and floor or wall movement joints that have failed, we can put it right, on mouldy bath & shower sealant, expansion joints and shrunken worktop sealant alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Why it’s worth doing now in Airth

Stripping out botched sealant adds time to a reseal, but not by much: the work takes a few hours for a typical bath or shower, longer where several layers have been applied. It’s far less disruption than resealing the same joint again and again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

  • A 12-month guarantee on all work
  • Old sealant always removed completely
  • Quality sealants from Arbo and Everbuild
  • An ARBOMaster approved applicator

Airth homes and their sealant

Airth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Airth, as everywhere, remedial sealant is only as good as the preparation behind it.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Deal with small splits early
  • Air the bathroom so the sealant can dry
  • Check ceilings under showers for marks
  • Keep bleach and abrasives off the bead

Don’t let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • A tray or bath that’s cracked
  • Older mastics that may need an asbestos check before removal
  • Water damage behind tiles that needs a tiler

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant

Different surfaces, different methods

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Common problems we fix in Airth

A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the top layer lifts and water and mould collect between the two.

If you can see any of these, it’s time to have the joints looked at:

  • Repeat leaks from the same joint
  • Caulk or the wrong sealant used in a wet area
  • Wide, uneven beads that look worse than the old ones
  • Mould trapped under a layer of silicone

Rented homes near Alloa station change hands often, and failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Questions to ask before booking

  • Whether VAT is included
  • How long the guarantee is
  • How the joint is cleaned and prepared
  • Are they insured?
