What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. Parking in city streets around Oatlands can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Before we arrive
- Let us know about stairs, lifts or work at height
- Let us know if you’ve seen damp or leaks

Regrouting in Oatlands
Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you have grout in corners that has cracked and a grout colour that no longer suits the room, we can help.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
You get a one-year guarantee, the same in Oatlands as everywhere else we work.

Your questions about regrouting in Oatlands
Can a failed shower seal in a tenement flat in Oatlands leak into the flat below?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Do you take on hotel work around Oatlands?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Are you fully insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Do you work in Oatlands?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Oatlands.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Could my grout be a different colour after regrouting?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Do you need regrouting in Oatlands?
Soap scum and limescale build up on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
Signs it’s time to call us include:
- Crumbling grout between the tiles
- Greasy, stained grout behind the hob
- Grout that makes sound tiles look old
- Grout that stays dark however much it’s cleaned
For site and facilities teams at buildings such as John Bosco Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the quote in Oatlands
Every job gets its own quote. These are the things that affect it:
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
- The product the joint needs
- How easy the joints are to reach
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Whether it has been sealed before
- The address or postcode of the job
- Photos by email, if that’s easy
- The rough size of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Why deal with it now?
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. Wind-driven rain gets into any failed joint on the outside of a city building, and in Oatlands, damp can spread through stone and plaster before anyone sees it.
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Keeping the joints in good condition
So the new joints stay in good condition:
- Use a soft brush rather than a wire one
- Get any tile that moves checked promptly
- Avoid neat bleach and strong acid descalers on grout
- Give the walls a quick rinse after use
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.
Bathrooms and kitchens in Oatlands
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.
If you let a flat or house near Dalmarnock station, stained grout drags a rental down, and regrouting between lets puts that right.
