External mastic in Oatlands

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. Typical jobs include hard, crazed mastic that has stopped moving and failed sealant between panels on a façade, on joints between brick and frames, copings & trims and render & cladding joints.

Gutters and downpipes on tall city tenements are a long way up, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Oatlands, access needs planning, and work on shared parts may need the other owners’ agreement.

Your job is guaranteed for a year, as with all our work.

Common problems we fix in Oatlands

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall.

Keep an eye out for any of the following:

  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Rain getting behind render or cladding at a joint
  • Sealant that has lost its bond to the brick or render

Provand's Lordship, about 1.6 miles north, is one of the historic houses in the wider area around Oatlands, and older homes nearby need a sealant that suits their walls.

What to look for in a quote

  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first
  • What product goes in the joint
  • Which colour the sealant will be

10 questions to ask before booking

Landlords, agents and businesses in Oatlands

We also work for property managers and facilities teams in Oatlands and across Glasgow. Several sites can go on one quote, and we are fully insured.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Movement that is more than a sealant joint can take
  • Damp that is not coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Oatlands questions

Can you do external mastic in Oatlands?

Yes. We work across all of Scotland, and Oatlands is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you work for landlords with property near Dalmarnock station?

Yes. We work for landlords and letting agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will give you a better idea when we quote.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Do you guarantee your work?

Yes, always. Each job is guaranteed for twelve months, large or small.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. For landlords in Oatlands, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Walls and rooflines in Oatlands

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Glasgow’s tenements are largely red and blond sandstone, and porous sandstone needs a sealant that won’t mark it.

For site and facilities teams at buildings such as John Bosco Secondary School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Dalmarnock station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Tell anyone working on the walls about the movement joints
  • Act on the first splits you see
  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to several days, depending on the building. For a tenement in Oatlands, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
