Regrouting for homes and businesses in New Alyth
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. Common call-outs are for floor grout that won’t come clean and shower grout that has worn away, across kitchen splashbacks, shower walls and bathroom wall tiles.
In and around a place like New Alyth, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
All of our work is guaranteed for twelve months, in New Alyth and everywhere else we cover.

What the job involves on each surface
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
Shower walls
A shower wall is soaked daily, so its grout takes the most punishment. It normally fails first.
Landlord and commercial work in New Alyth
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, or longer for a fully tiled room. Outdoor work around New Alyth depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.

New Alyth questions
Is New Alyth in your area for regrouting?
Yes. Our work covers the whole of Scotland, and New Alyth is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Will you come out to New Alyth?
Yes, New Alyth is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
When can I use the shower again?
We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.
Is resealing included with regrouting?
Most of the time, yes. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and it’s all in the quote.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Rinse the tiles after showering
- Avoid neat bleach and strong acid descalers on grout
- Clean with a soft brush, not anything metal
- Keep an eye on the silicone along the edges
Keep an eye on the silicone in the corners. Corners flex, so it’s usually the first thing to need attention, long before the grout does.
Small problems with grout are quick to put right. Left, the same problem can let water through, so get it looked at when you notice it.
Signs you need regrouting in New Alyth
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.
It’s worth asking for a quote if you see:
- Crumbling grout between the tiles
- Cracked grout along the bath or tray
- Splashback grout that has darkened
- Grout washed out of a shower
In and around New Alyth, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in New Alyth
Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What regrouting looks like in New Alyth
There are hotels and other places to stay in and around New Alyth. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as St Ninian's Episcopal Church, older homes can move a little, which is hard on rigid grout and tired sealant.
