Regrouting for homes and businesses in Kilmartin
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. We rake it out and replace it and renew the silicone at the edges. Typical jobs include floor grout that won’t come clean and grout stained black or orange that won’t clean, on kitchen splashbacks, tiled floors and bathroom wall tiles.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All our work is covered by a 12-month guarantee, wherever you are in Argyll and Bute.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. For a place like Kilmartin, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Tell us about any water getting in
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can

Advice
Why act early in Kilmartin
Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Kilmartin: your questions answered
Is regrouting in Kilmartin guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Kilmartin within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords and businesses?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you regrout just the shower?
Yes, that is common. Shower grout tends to go before the rest, so many people regrout just that part.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
Regrouting in Kilmartin: local notes
Kilmartin is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For an older house near a landmark such as Kilmartin Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Around Kilmartin, as everywhere, regrouting is only as good as the preparation behind it.

How we quote for regrouting
You’ll get a clear quote before we start. It’s based on:
- The number and length of the joints
- How easy the joints are to reach
- The product the joint needs
- Working hours on commercial sites
The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
Helping us quote
To help us quote quickly, let us know:
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Tiles that are chipped or split
- Water coming from plumbing rather than grout
- Movement in a stud wall or floor
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Run the extractor fan during and after a shower
- Wipe water off the walls when you are done
- Use gentle cleaners on grout
- Keep harsh bleach and acid cleaners off the grout
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Fixing grout early is a small job. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
How the job changes by surface
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.
