Regrouting in Denholm
Our applicators work in Denholm on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Grout stained black or orange that won’t clean
- Grout that’s cracking and breaking up
- Gaps where the shower grout has gone
How we quote for regrouting
Every job gets its own quote. This is what makes a difference:
- Any mould that needs treating
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- The product the joint needs
Combining jobs into one visit generally makes better use of the time than several visits. We’ll give you a clear quote for the lot.
What to tell us for a quote
To make quoting easier, let us know:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- If someone has resealed it before
- Where the property is
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll take it from there.
Regrouting in Denholm, done properly
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Whatever the size, the method stays the same. We work on bathroom floors, wet rooms and shower walls, and common reasons people get in touch are kitchen splashback grout stained by grease and good tiles let down by tired grout.
For a place like Denholm, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about regrouting in Denholm
Is Denholm within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is regrouting in Denholm guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
How soon can the shower be used after regrouting?
It varies with the products and the room. We will give you a time to follow when the job is done.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Skip wire brushes and scourers
- Rinse soap off the tiles after each shower
- Wipe water off the walls when you’re done
- Get any tile that moves checked promptly
Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.
When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A leaking wet room membrane
- Movement in a stud wall or floor
- Damaged tiles that need replacing
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Regrouting in Denholm: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you look after a building such as Craigmount School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Different surfaces, different methods
Wet rooms
Wet room grout and sealant need to be in good order. We renew both.
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.
The process
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work

Related advice
Do you need regrouting in Denholm?
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.
The most common problems we see are:
- Grout in a colour the owner wants to change
- Grout washed out of a shower
- Splashback grout that has darkened
- Cracked or crumbling grout lines
Homes close to Minto Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
