About our regrouting in Cleland
If you’ve been scrubbing grout that will not come clean, the discolouration has normally soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. We work on shower walls, wet rooms and bathroom wall tiles, and the jobs we see most are splashback grout that has darkened and discoloured grout on otherwise sound tiles.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
All our work comes with a one-year guarantee.

Signs you need regrouting in Cleland
When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.
It’s worth asking for a quote if you see:
- Grout that makes sound tiles look old
- Kitchen splashback grout stained by grease
- Dirty, worn grout on a tiled floor
- Corners filled with grout instead of silicone
If you look after a building such as St. Aidan's Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions from Cleland
Is Cleland within the area you cover?
Yes. Cleland is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Cleland station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us.
What information do you need?
Let us know what needs doing and where. If we need more, we’ll ask.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Where are you based?
We’re based in Crawley, and we work across South East England, London and Scotland.
How long does the job take?
That depends on how much there is to do, but most jobs take a few hours, or longer for a fully tiled room. We’ll give you a better idea when we quote.

The process
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to a full day, depending on the area. Somewhere like Cleland may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the tiles are sound and flag any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions
- Move anything stored near the joints
Getting a quote
We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Advice
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Rinse soap off the tiles after each shower
- Have loose tiles looked at early
- Keep harsh bleach and acid cleaners off the grout
- Skip wire brushes and scourers
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Leave it or put it right?
Bleach can lighten stained grout for a while, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Around Cleland, water from a failed joint in an older stone home can soak into timber and plaster.
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Surface by surface
Corners and edges
Corners flex as the building moves, so they get silicone, not grout.
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. New grout freshens them up.
When something else is needed
Before booking, it’s worth knowing the limits too:
- Damaged tiles that need replacing
- Leaks from pipes, valves or wastes (a plumber’s job)
- A structure that flexes behind the tiles
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Cleland homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
