Questions from Baliscate
Can you do regrouting in Baliscate?
Yes. We work across all of Scotland, and Baliscate is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Will you come out to Baliscate?
Yes. Baliscate is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Do you grout the corners?
Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Will regrouting fix loose tiles?
New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
About our regrouting in Baliscate
We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout can’t fix a problem underneath. With sound tiles, regrouting is a tidy, lasting improvement. If you are dealing with greasy, stained grout behind the hob and grout washed out of a shower, we can put it right, on shower walls, bathroom wall tiles and kitchen splashbacks alike.
Bathrooms in smaller places like Baliscate work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, large or small.

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Regrouting around Baliscate
Baliscate is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
Around Baliscate, as everywhere, regrouting is only as good as the preparation behind it.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
When to call us in Baliscate
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.
The most common problems we see are:
- Grout that’s cracking and breaking up
- Floor grout that will not come clean
- Cracked grout along the bath or tray
- Grout stained black or orange that will not clean
For site and facilities teams at buildings such as Tobermory High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- Which sealant they’ll use, and why
- Who turns up on the day
- What guarantee comes with the work
- What the cure time is
Leave it or put it right?
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.

Honest limits
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Loose tiles, which need refixing first
- A floor or wall that keeps moving
- Failed tanking or waterproofing under the tiles

How it works
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a few hours, or longer for a fully tiled room. For a place like Baliscate, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Rinse the tiles after showering
- Use a squeegee on the tiles after showering
- Look at the sealant in the corners now and then
- Have loose tiles looked at early
Before we leave, you’ll know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
