Regrouting in Acharn, Perth and Kinross
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homeowners, landlords and businesses in Acharn. Fully insured, ARBOMaster approved and guaranteed for a year.
- Kitchen splashback grout stained by grease
- Grout washed out of a shower
- Discoloured grout on otherwise sound tiles
What happens if it’s left?
Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Around Acharn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Regrouting for homes and businesses in Acharn
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. Our job is to rake it out and put new grout in, then reseal the corners and edges. Typical jobs include floor grout that has worn and darkened and a grout colour that no longer suits the room, on wet rooms, shower walls and bathroom floors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
You get a one-year guarantee, the same in Acharn as everywhere else we work.

Looking after it afterwards
To keep the joints looking good and working properly:
- Do not ignore a tile that feels loose
- Clean grout with a mild bathroom cleaner
- Wipe water off the walls when you’re done
- Use a soft brush rather than a wire one
Have any tile that moves checked right away. Movement will crack the new grout and lets water in.
Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough so early action pays.
Acharn questions
Do you work for hotels and guest houses in Acharn?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Is Acharn within the area you cover?
Yes. Acharn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
What does regrouting cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Acharn, along with the rest of our area.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Honest limits
Before you book, it’s worth knowing the limits too:
- A leaking wet room membrane
- Water coming from plumbing rather than grout
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

What affects the cost of regrouting
The quote reflects the job in front of us. We look at:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- How we’d reach the joints
- Photos by email, if that’s easy
- If it’s domestic, commercial or a hotel
- The rough size of the job
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
Regrouting around Acharn
There are hotels and other places to stay in and around Acharn. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For an older house near a landmark such as Kenmore Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. In and around Acharn, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What happens on the day
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outside jobs in Acharn need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.

Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
