Regrouting in Boreland
Across Boreland, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We’re often asked to deal with grout washed out of a shower and grout in a colour the owner wants to change, on bathroom floors, bathroom wall tiles and wet rooms.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A one-year guarantee comes as standard.

Bathrooms and kitchens in Boreland
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For jobs in and around Boreland, choosing the right material for each joint is as important as a tidy finish. Around Boreland, as everywhere, regrouting is only as good as the preparation behind it.

What affects the cost of regrouting
We don’t publish a price list, because jobs vary so much. What we look at:
- The size of the job
- Any working-time requirements on site
- How easy the joints are to reach
- The product the joint needs
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Helping us quote
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
- Where the property is
- How many joints, rooms or windows are involved
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.
Landlord and commercial work in Boreland
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Tiles that are loose or hollow behind
- Damaged tiles that need replacing
- Waterproofing that has failed below the tiling
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
Surfaces we seal
- Bathroom floors
- Shower walls
- Bathroom wall tiles
- Wet rooms
- Tiled floors
- Kitchen splashbacks
What the job involves on each surface
Bathroom floors
Cracked floor grout can point to movement underneath. We look for loose tiles first.
Corners and edges
We reseal edges at the same time as regrouting, so the whole area is finished together.
How to look after the new joints
To keep the joints looking good and working properly:
- Don’t use strong acidic cleaners on grout
- Wipe water off the walls when you’re done
- Clean with a soft brush, not anything metal
- Look at the sealant in the corners now and then
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Why act early in Boreland
Bleach can lighten stained grout for a while, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In an older home around Boreland, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to a full day, depending on the area, including the tidy-up. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Tell us if parking is tricky

Boreland questions
Is regrouting in Boreland guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you come out to Boreland?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
How long does regrouting take?
Most jobs take a few hours for a shower enclosure, longer for a whole room. Your quote will say how long we expect yours to take.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you regrout part of a bathroom, like the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
How do I get a quote for regrouting in Boreland?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
