Sand mastic for homes and businesses in Acharn

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. Common call-outs are for failed mastic on an exposed elevation and draughty sash windows at the surround, on tenement windows, stone surrounds and sash and case windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the quote in Acharn

For a quick quote, just ask. What matters most is:

  • The product the joint needs
  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Where the property is
  • How we’d reach the joints
  • Whether it has been sealed before
  • The type of property

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

When something else is needed

To be straight with you, some problems need a different trade:

  • Broken panes
  • Sashes that rattle, stick or won’t open
  • Timber that has rotted

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

Sand mastic in Acharn: local notes

Acharn is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to Kenmore Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Do you need sand mastic in Acharn?

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.

The problems people normally mention when they call are:

  • Crumbling sand mastic round a window
  • Open joints round the window box
  • Failed mastic on an exposed elevation
  • Wind and rain getting in round a sash window

Around Acharn, as everywhere, sand mastic is only as good as the preparation behind it.

Choosing a sealant specialist

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for a single window, longer for several, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Keep sills and gutters clear so water drains away
  • Check with your local planning authority if your home is listed
  • Leave the new mastic unpainted
  • Ask a joiner to look at soft timber first

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.

Your questions about sand mastic in Acharn

Can you do sand mastic in Acharn?

Yes. Our work covers the whole of Scotland, and Acharn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is Acharn within the area you cover?

Yes, Acharn is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is sand mastic better than silicone for my windows?

We’ll talk it through with you. Period homes often look best with sand mastic, and modern sealants suit newer frames.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Is consent needed for window work on a listed home?

Check with your local planning authority. They’ll tell you if consent is needed for work to your windows.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Are you fully insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
