How we handle new build mastic in Acharn

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference, because that is what rushed new-build sealant generally lacks. We work on kitchens, show homes and windows & doors, and common reasons people get in touch are joints pulling apart as timber shrinks and skirting joints opening in the first winter.

For a place like Acharn, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

Windows and doors

On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Plumbing faults behind the sealant
  • Settlement cracks that need a surveyor
  • A tray or bath that is not properly supported, until it’s fixed

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Your questions about new build mastic in Acharn

Is there a guarantee on new build mastic in Acharn?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Acharn?

Yes, Acharn is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can new sealant go on top of the old bead?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

How much does new build mastic cost in Acharn?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you take on second-fix sealing for builders?

Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we’ll give you a quote.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Where the property is
  • Whether it has been sealed before

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. Somewhere like Acharn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Resist patching a failed seal with a tube from the DIY shop
  • Use the extractor fan every time you shower
  • Clean sealant with mild detergent, not abrasives
  • Raise failed sealant with the developer while you are covered

Do not stand on the bath edge or the lip of the tray in the first few weeks. Report any movement in a bath or tray.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

New homes and floors in Acharn

The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Whether the job is in Acharn itself or nearby, the right material for each joint matters as much as a neat finish. Around Acharn, as everywhere, new build mastic is only as good as the preparation behind it.
