Our bathroom resealing service in PO5
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, baths and basins & vanity units, and common reasons people get in touch are cracked, shrunken or lifting silicone and mouldy sealant that has gone black.
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Local landmarks in Southsea
In Southsea, that means homes and buildings near St Edmund's Catholic School, Mayville High School and St Margaret of Scotland. Other local landmarks include Craneswater Junior School (less than half a mile north-west) and The Festing pub (less than half a mile north). For rail, the closest station is Fratton station, roughly 0.8 miles north of the centre. Other landmarks nearby include St. Mary's Hospital (1 mile north) and Southsea Castle (1 mile south-west). For a walk, there’s Milton Locks.
Bathrooms and kitchens across PO5
Homes across PO5 range from older properties to new builds, with plenty of rented property in places like Southsea, Landport and Portsea. Sound sealant and clean grout keep water out and rooms looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building. Parts of PO5 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
Southsea: Rented homes near Fratton station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as Craneswater Junior School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
When it is not the sealant
We will not take on work that will not last, so these are the limits:
- Cracked or missing grout between tiles (that is regrouting)
- Tiles that have come away from the wall
- Movement from a bath with loose feet or no proper support
Different surfaces, different methods
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Wipe the sealant dry after showering
- Stick to a soft cloth and a mild cleaner
- Avoid abrasive pads on the sealant
- Give the silicone its full cure time
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Replacing the sealant early keeps the job small.
What affects the cost of bathroom resealing
The quote reflects the job in front of us. We look at:
- Access and height
- Which sealant suits the joint
- Any working-time requirements on site
- How many areas need sealing
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
What to tell us when you ask for a quote:
- If it’s domestic, commercial or a hotel
- The rough size of the job
- If someone has resealed it before
- How we’d reach the joints
To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
Common problems we fix in PO5
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
Common reasons people contact us are:
- Gaps where the bath or tray has moved
- Black spots spreading through the bead
- Damp behind the bath or under the tray
- Cracked, shrunken or lifting silicone
PO5: your questions answered
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee.
What should I tell you?
A short description and the location. If we need more, we’ll ask.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
