Portsea homes and their sealant

Portsea is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Portsea has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Portsmouth Grammar School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Portsmouth Harbour station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to St Ann's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it is not properly supported
  • Failed grout lines across the wall

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How the visit works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job generally takes a couple of hours for a single bath or shower. In a smaller place like Portsea, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Move toiletries away from the joint
  • Wipe the sealant dry after showering

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What affects the quote in Portsea

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • The size of the job
  • Whether there’s mould to deal with
  • Which sealant suits the joint

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • If someone has resealed it before
  • The type of property
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we will take it from there.
