Bathroom resealing across PO4: what to expect
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, baths and wet rooms, and the jobs we see most are mouldy sealant that has gone black and damp behind the bath or under the tray.
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Why choose Mr Mastic
- Approved under the ARBOMaster scheme
- Every job guaranteed for a year
- You choose the colour before work begins
- A sealant colour to suit the surroundings

We work in homes and buildings around St Edmund's Catholic School, Meon Junior School and The Milton Arms. Other local landmarks include Church of St James (within half a mile south-east) and Mary Rose School (less than half a mile south-east). The closest station to Milton is Fratton station, roughly 0.6 miles west of the centre. Bathroom resealing across PO4: local notes
PO4 has homes of every age, old and new, and in places like Southsea, Milton and Baffins there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building. Parts of PO4 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.
Milton: Schools such as Meon Junior School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St James, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What affects the quote in PO4
For a quick quote, just ask. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- How many rooms, windows or areas are involved
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.
Helping us quote
When you call or email, it’s useful to know:
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- If someone has resealed it before
We quote each job on its own. Just call 0345 464 0079 or email us with the details and send pictures if you have them.
What happens if it’s left?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.
What your quote should include
- What the cure time is
- What happens if they find a problem under the old sealant
- How long the guarantee is
- Whether VAT is included
Landlords, agents and businesses in PO4
Landlords and agents in PO4 can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Honest limits
It helps to know what we can’t do:
- Failed grout lines across the wall
- A tray or bath that’s cracked through
- Tiles that have come away from the wall
Why it fails
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- Water getting behind the kitchen upstand
- Water getting behind the bath panel
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
Common questions in PO4
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Do you cover PO4?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes PO4.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
